Recycle Your Tree

Recycle Your Christmas Tree This Saturday!

Friends & Neighbors, 
Don't trash that tree, recycle it! For the next two Saturdays SOSNA will be collecting and recycling Christmas trees (of all shapes and sizes) at Carpenter Green! All wood chips will be used throughout our neighborhood this spring and all donations will go towards building Carpenter Green Park! Drop your tree off on the 2nd OR the 9th, or sign up at www.soutofsouth.org/treecycle and we'll pick up your tree on the 9th- just leave it curbside by 9am. Councilman Johnson will be joining us on January 9th to help chip the first tree!

WHAT'S NEW IN THE NEIGHBORHOOD
HI RISE PLANS FOR RITT SQ. SITE - THREE TIMES A CHARM?
Twice in the past we have described the romances of 1911 Walnut, the comely L shaped  plot on Rittenhouse Square's northwest corner fronting on the north side of Walnut, the south side of Sansom and the east side of 20th street. Past suitors are from central casting:  the proverbial knight in shining armor, Castleway, a Dublin developer, and a down to earth boy next door type, Toll Brothers. The latest squire is Tennessee based Southern Land Company, think Clarke Gable/Vivian Leigh. He's proposing a glass clad residential tower of at least 49 stories (559 feet) and as much as 57 stories (618 feet). Two tenant entrances are planned on Walnut -- one for as many as 100 condo units occupying  the tower's  top floors and a second for as many as 300 rental units located in the lower floors. Also in the package, 50,000 to 60,000 sq. ft of retail  situated in a  three story podium rising 65 feet from the sidewalk topped off with a large outdoor roofdeck amenities area for building occupants. Retail entrances will front on Walnut, Sansom,  and 20th.  Automobiles will access the site from Sansom Street into robotic underground parking for approximately 270 vehicles.  Loading/truck traffic will enter from 20th Street into Moravian, the east west alley just north of La Colombe that runs from 19th to 20th. The site features a turn around area so that trucks need not back in or out.  Of the three historic buildings on the north side of Sansom, Southern proposes to demolish two - the Warwick Apartments and the former Oliver Bair Funeral Home -and save the façade of the Rittenhouse Coffee Shop while rebuilding its interior.
 
As with most betrothals, consent is needed -   approval to change the zoning from CMX (Commercial Mixed Use) 4 which has a Floor Area Ratio (FAR) of 500 to CMX 5 with an FAR of 1200 to 1600 depending upon bonuses for features such as public art and underground parking. With a CMX 4  FAR of 500, the permissible square footage of the construction would be five times the square footage of the parcel, for CMX 5, the square footage of the would be a minimum of 12 times the lot's footage. , To obtain the zoning change or "variance",  Southern  must first appear before a community meeting convened by CCRA as the Registered Community Organization and then seek approval  from the Zoning Board of Adjustment.  The community meeting process will be triggered by Southern's application to Licenses and Inspections for a building permit, a step which has yet to occur.

HOLIDAY SEASON PACKAGE DELIVERY ALERT
Packages are  being stolen from people's front doors (including behind locked gates) when left there by UPS, FedEx, etc.  It is probably best to redirect your packages to a neighbor or business if you don't have a secure place for them to be left. 
HOLIDAY OFFICE CLOSURE
The CCRA office will close on Friday, 12/25, and will reopen on Monday, 1/4/2016, at 9:00 AM.

HOLIDAY TRASH COLLECTION
For those who have trash collection on Friday, 12/25 and 1/1, your garbage will be collected on Saturday (this is not a typo and is per the Streets Department website), 12/26 and 1/2.

13TH Annual Liebesfreud "Birthday" Benefit concert, SUN, 12/20, 5PM, TRINITY MEM CHURCH, 22ND & SPRUCE
The Community Outreach Partnership will host its annual "Beethoven Birthday Benefit concert"  to benefit its  homeless shelter, in its 31st year of operation at Trinity Memorial Church. Liebesfreud, a pre-eminent area string quartet, has donated its talent to raise money for the Wintershelter at Trinity since 2002.

TANEY YOUTH BASKETBALL ASSOCIATION NEEDS YOUR HELP!
Taney Basketball does not turn away any child, regardless of ability to pay.  Registration fees don't cover the costs of uniforms, equipment, court rental fees,  and referees. Handbags for Philly's Homeless Women
The Rittenhouse Women's Wellness Center's Helping Handbags program is collecting bags of all styles thru the end of the month (plus feminine hygiene products, hairbrushes, toothbrushes, clean socks and towels) to help our city's homeless women.

ICE SKATING AT DILWORTH PARK, NOW THRU 2/28/16, CITY HALL
The Rothman Institute Ice Rink at Dilworth Park, offering the new Rothman Cabin, where skaters can enjoy warm drinks and food without having to take off their skates.  The rink will also offer special sled skating accommodations for disabled skaters.  Sled skating for children and adults will be supervised by trained staff to help push the sleds or train sled skaters in using the equipment. On December 14th L&I heard UPS's appeal for opening a packaging store at 1944 South Street. It was granted. Look for activity and an opening soon!
